We can't say enough good things about Shane and his team at Guaranteed Rate. We had been pre-approved, but due to extenuating circumstances, we had about 20 days to secure the mortgage to meet our settlement date. Shane assured us he could pull it off, and he and Heidi and the rest of the staff managed to move mountains, get final approval for the loan, and even had a few days to spare. Wow! Putting them through this truly dismayed us, but they did it! Shane came highly recommended by our realtor, and we are so glad we got on board with him. During the process we received regular updates of what was happening and where we were in the process. Uploading the paperwork was organized and easy, and everyone we had contact with during the process was gracious, kind and efficient...and they got the job done! Thank you, Shane Cook and associates! 1st I want to say it takes hard work and determination to get to the point of buying a home. When I first came to Shane Cook I had no credit. Being 36 with no credit I was discouraged, but Shane said this is ok, I want you to work on establishing your credit. Shane laid it out plain and simple, go open a secured credit card. So I followed his expert advice, went to my bank and did exactly that. Close to two years I came back to Shane with my now established credit as well as stable employment and Shane walked me through the next steps on becoming a home owner. With his expertise Shane guided me through the next 30 days and eagerly answered any questions I had. Now a week after my closing I am astonished on how easy and smoothly Shane made my 1st home buying experience. Shane and the Guaranteed Rate team are amazing! Originally I had a 4.375% home loan; and ultimately refinanced my home @ 2.75%. My original lender quoted refinancing @ 3.125%. MEANING my monthly mortgage was significantly less, resulting in a monthly savings of $233 per month! What really sets Shane and his team apart is doing what’s in the clients’ best interest. My original mortgage co. approached me two (2) years ago about refinancing my home/mortgage @ 3.75% I forwarded the information to Shane and asked his advice whether or not I should refinance. He said NO; he didn’t think the rate was low enough to be worth my while and the expense of refinancing. He turned down business because it wasn’t in his client’s (MY) best interest. That says A LOT about a company!!

Short version - likely the best mortgage company in the country in terms of both customer service and best rate - no gimmicks... We decided to buy a house in Nags Head about 5 years ago and after much research I went with Shane Cook and his team at Guaranteed Rate. FANTASTIC. So - I wanted to refinance in May 2020. I circled back with Guaranteed Rate to see what they could do for me - and AGAIN - he gave me the best rate with no points or other tacky add on expenses... And he was able to put it all together in a short period of time in a VERY busy refinancing environment. When you call this company - you talk to a person - not to an automated answering service. You get PERSONAL service - which is unheard of in today's economy. There is a reason that the real estate agents on the Outer Banks love Guaranteed Rate - and it is because Shane Cook and his team DELIVER what he promises on time without surprises... Why would anyone go anywhere else for help with a mortgage? I don't know...

Shane took the time to explain the rates, how it works and how the smoke and mirrors of other "better rates" we had been offered were not actually better. There was no pressure to work with them and he was 100% transparent about the costs, fees, timeline and what would be needed to close. Guaranteed Rates also has a bunch of cool tech that allows you to upload docs and sign on line that I have not seen or used before. These features made things a lot easier and go faster. They were able to close my refinance in less than thirty days. I will strongly recommend using Shane and Guaranteed Rates to anyone that I know.

I cannot say enough about the great and quick service provided by Shane Cook and the folks at Guaranteed Rate. Although I was pre-qualified by another company for a larger mortgage than I needed, shortly before the closing, it fell apart due to a matter within the community in which I was buying that had nothing to do with me. To make a long story short, I had to take more from my retirement and other sources so I would not lose the property. A second company later looked into the situation and decided they wouldn't help either. Attempt #3 with Guaranteed worked! They helped me refinance and everything worked very quickly and easily. Very professional and willing to work with me to solve an issue in the community in which I bought that had absolutely nothing to do with me, but was an issue stopping folks from getting mortgages here. A very honest and caring company that I highly recommend.
