What an incredible experience from beginning to end. I started out watching Jen Beeston’s videos on YouTube and took her mini course to get more familiar with the process especially as it pertained to VA loans. During the lending process the team provided the highest levels of professionalism and transparency. The competitive rates they provided me were top tier. The team consisting of CJ, Jen Anderson, Krissy and Chadwick were a pleasure to work with. A special shout out to Jen A for providing guidance all throughout the process. There’s a false perception of VA loans taking too long to close. However, with this team, I was able to close a VA loan in almost half the time especially in a competitive San Jose market. We decided to buy a home and we were going to use a lender we had used for the last 15 years. Unfortunately he messed up on the appraisal and the deal fell apart. It was a blessing in disguise for us. I was visiting my brother and telling him what happened and the interest rate we were given and he suggested I give Rate a call, the lender he was using. He sent me the awesome videos Jennifer has on YouTube with so much great information and told me he had learned a lot. I sent Samantha (his contact) an email message on a weekend and received an out of office notification. However, this team is so awesome I was contacted by Samantha the following day. Rate made the home buying process so easy to upload documents and their communication with us was top notch. They saved us .75 of a point from the previous lender we had used for years. Moral of the story, shop around in this economic time. I watched many of Jennifer’s videos and learned a lot and this is my 5th home purchase. I recommend watching them because she has up to date information that may have changed since your last purchase or if you are a first time buyer. Even after our closing date on the house, they stay in contact getting you set up for your first payment and a follow up call if you have any questions. The experience with Rate was a 10/10. My realtor was so impressed watching my husband and I go through the process he recommended Samantha to his new clients. I have to post an update after I received Jennifer’s book with an handwritten note and a beautiful cutting board as a house warming gift a week later. NO BS. The Beeston team is exactly that. The communication with Jennifer Anderson, CJ, Chadwick, and Krissy was the best! For Rate Mortgage not being based in the state I bought my home, I felt like they were right around the corner. There was barely a delay in any communication… I mean, the delay was in minutes and rarely 1 to 2 hours. Usually within minutes less than an hour. I asked many questions and had various inquiries. It was nothing but great responses. Exactly the answers I needed. And not great answers or responses just to please me and tell me what I wanna hear. Additional information they provided helped me make the wiser decisions for my financial needs and plans. Jennifer did not miss a beat. Things were quiet, but I knew they were working. I wasn’t bugged all the time. It was short and to the point of what was necessary. That’s what I like. I didn’t have an overwhelming amount of info or messages or emails banging in to cause me more stress. I bought my house as I was two hours away in another state. I took on Doreen Miller as a realtor. She is based in Lexington, South Carolina. She was phenomenal! She was familiar with Rate Mortgage. That didn’t surprise me. She went above and beyond. The seller had a difficult realtor to get along with and was pulling the “I’m the man. Thus is what I’m gonna do” card in the business of the sale. Doreen stood her ground and pushed back on things that the seller needed to get done. I have high expectations. The Rate Mortgage team far exceeded my expectations. As did Doreen. I wanted to write this review because this is the third house I’ve bought. This was the most smooth process of them all. I’m a Disabled Veteran. I received nothing but utmost respect from the entire team I worked with for my home purchase. I would do it all again if I had to. With this team. I won’t have to… I pray I won’t. When my son comes to live near me, I know exactly the team I have on my side that will take the best care of him and his family. I highly recommend her if you want a Lender that knows how the process work. She has been in the industry for almost 20 years and she’s got a lot of experience as a Lender. Also, you can subscribe to her YouTube channel for more updates. A lot of the times I wonder how much reading they do to make sure the underwriting approval get me approved for my VA home loan. I have to truly say, her team has an outstanding work ethics and communications all around. My real estate agent is truly amazed by Jennifer and her Team, she (real estate agent) would tell me how it was hard to get in contact with other lenders whenever she deals with USAA, but Jennifer and her Team was amazing to work with and their communications was quick. I’m so happy I went with Jennifer Beeston because she is just really good at what she does. She really does keep me on feet to make sure I’m doing my part on my end but nevertheless, they work more efficiently to make sure the process isn’t disrupted and meets the deadline. There are times where I’m like, gosh this is a lot of work to get stuff done. Yes, it wasn’t easy and I had to do it all on my iPhone, lol and I had a head start at least 2 months prior to relocating my entire family to Mississippi. Which was crazy and it was a lot because there were many taskings on my part too. My advise to anyone with debt, is to pay off your credit card(s) or lower the balance prior to the Lender pulling your credit for review. Even then, I made the choice to pay off 2 out of 3 credit cards and lower the balance at least a month or 2 weeks prior to closing and to not open any new account on your credit that can be subject to an inquiry on your credit report. Glad I thought about paying down my debt. I’m sure this is was also a lot of work on Jennifer and her Team to get back to me for credit card balance because I wasn’t approved for the amount needed a week prior to closing. Luckily, I had paid off 2 of 3 my credit card debt prior to closing on my new house. Always check on your credit report periodically, I checked on mine every day leading up to closing day and filed dispute with credit bureau for discrepancies on my credit report. Also, read every document they sent you so you can proof read everything on your own and make sure everything is correct before signing off. Ask questions if you don’t know what it means. I’ve had to do research on my own as well to know what I’m reading, terms I’m unfamiliar with. Yes do your homework! As usual, Jennifer and her Team worked with me even when I arrived back to the states at the airport I still checked my email in case Jennifer and her Team needed anything from that was urgent. Yes, there were lots back and forth communications via email and phone calls with the credit company’s for verification on credit card balance report and due dates making sure there were no late payments. Jennifer and her Team’s professionalism’s, attention to detail and exceptional service exceeded expectations overall. They were quick, efficient and reliable and always available for any questions I had. I admire the work she put in to get me where I’m at right now. The week prior to my closing date was making sure everything was in order. But in the end, I always tell myself, it’s worth it for me and my family. Now that I’m a new homeowner for the first time. I feel so relieved and so happy 😍 that everything I wanted for me and my family is now a dream come true. Once again, Thank you Jennifer Beeston for everything. The team has been outstanding and very understanding! “It was amazing and professional and HUMAN and personal. I would highly recommend this company and Jennifer and her team any day of the week.”

I decided I wanted to own my own home. So I began by watching some videos on VA financing and that. I ran across Jennifer's videos. I watched them and did what they said. I went from 480 credit to 750 in about a year and a half. Then I went online and did a pre qual and it came back fine. I then started saving. I made sure to spend the house payment amount I was looking for ( or save the rest) so I was ready for my house payment. I followed her advice and set my self a realistic goal as opposed to " all i COULD afford" for a monthly payment. Then one day I called and said ok I am ready to buy!! lets do the serious paperwork. I had my documents gathered after, once again, being informed by the videos. I got a call from one of her assistants. They walked me through all the steps and in 48 hours I had a pre approval letter for my realtor. I am a first time buyer so I made a few false starts and they did not gripe (to me LOL) or fuss at me. They just waited and kept in touch. Finally I found the one and since it was unoccupied, and I had done SO much work with my prep via tips from Jennifer's videos, I was closed in three weeks. EVERYONE called or texted, and this kept me in the loop. They even just texted to make sure I did not need anything else; even Jennifer herself called for a nice long chat. I felt valued, guided in a sense, not controlled, just friendly advice and asking things I might not have thought of. I also KNEW I was getting the best rate and top tier service. I put in my offer on the fifth and on the 25th I moved in. WOW?? HECK YA wow. I think they were ready before the title company by about a week. It was amazing and professional and HUMAN and personal. I would highly recommend this company and Jennifer and her team any day of the week. Pros, friendly, weekends and everything, they just hand carried me through every hurdle like a CHAMP!!

TLDR: There are so many ups and downs when making your first home purchase! You cannot go wrong with Jennifer and her team!!!! 10/10 would recommend! To be honest, I didn’t think I’d be able to write a review like this! We were thinking about our future home plans right before the pandemic hit and before we knew it, the area we lived in became an even larger magnet for home buyers. Prices doubled, even tripled in some instances, and we were getting more and more defeated as every house that got listed was gone the next day. After riding out these last few years, we decided that it was time to bite the bullet and put some equity into ourselves rather than our corporate rental overlords, even though things still hadn’t returned to normal. We had originally started our home buying process with a local Credit Union. This was an attempt to avoid having to pay PMI for a 3.5% down payment as a first-time home buyer, but when it came to sign a realtor agreement through the Credit Union, we had to IMMEDIATELY reconsider as the realtor expected us to pay a 20% commission!!! We were recommended to Rate by my parents as they had done a lot of research prior to selecting a lender to partner with and had an extremely pleasant experience with the Rate team for their VA loan. We did not hesitate and scheduled a consultation as quickly as possible. From our first call, I knew we were going to be in good hands! During our experience, the Rate team (Jennifer, Linda, Chadwick, CJ, Krissy, and the rest of team) was there to keep us as sane as possible. No matter how many questions we had, they were ALWAYS available! Linda was crucial to our sanity as there were some unforeseen circumstances that came into play during this process (primarily the appraisal for a new build) but she was there to help crunch the numbers to make sure we had as much insight as possible prior to close to know what to expect. Cannot express how grateful we are for Linda!!! Our underwriting team was also extremely helpful to provide as much visibility as possible into what was required of us to close. Whenever we had questions they were quick to respond! They were instrumental in ensuring we were able to have everything ready to close earlier than anticipated. First time home buyers here. Jennifer Beeston has been a staple in our home for the past few years, I’ve watched many of her videos in preparation for buying our first home. I reached out to her last fall and explained what we wanted to do, she answered every question we had and helped us begin the journey. The application was relatively easy, just needed a lot of our legal documents and it took a few weeks to get fully underwritten. They were prompt at keeping us updated and the online website was fantastic for uploading any additional documents as we went through the process. Once we were underwritten, we started looking at homes, found an amazing realtor and made an offer within the week. The entire team were extremely quick in response time, kept us updated multiple times per day and made our loan close in two weeks even though we closed right after Christmas. I actually have been too excited with my new home since closing but I need to make a time to highlight my experience with guarantee rate. Everything started when coming across J. Beeston videos about VA loans. The more informed I got with her videos the more confident I felt with using my VA loan. After finally submitting my application I was assigned to J. Anderson who is simply spectacular for her dedication and patience to my number of questions, messages to sellers agents and pre-approval guidelines and letters that are constantly needed while searching for a home. I've been looking in the NY, NJ area for a multifamily which is an aggressive market with crazy competition and your lender needs to be there with you responding to agents questions about your loan or issuing preapprovals letters quickly as requested- J. Anderson was quick and responsive to every question and interaction thru my whole search(perhaps better than a local lender in my view). I had the chance to buy several houses during this search but I was also patient knowing that there had to be something really good around. During this time, I sent my W2's to J. Anderson and she quickly updated and increased my pre-approval amount. With this, I was able to broaden my search and look for bigger multi-families with more potential. Once I saw the house of my dreams, I used J. Beeston advices and they all worked! A personal letter to the seller plus presenting a fully underwritten pre-approval motivated the seller to accept my offer. After getting into contract I continued working with Chadwick who is also very friendly and knowledgeable and quickly prepared my file for final underwriting. After that, Krissy came around who is also very friendly and somehow diminishes the tension you may have with final underwriting requests and questions. I need to highlight all of this team disposition and kindness when dealing with us- the borrowers. They are there to answer your questions quick and easy. We bought our first home this past July with the help of Jen and her team. I was absolutely blown away with how incredibly helpful Jen and her team were to us through our experience. The best!! We started the home buying process Aug '22. We wasted a year going through 3 different horrible lenders.
