Bill was referred to me and I am forever grateful! My previous lender was unresponsive when deadlines were approaching and had never processed a 203k previously. Bill swooped in… reassured me that he had experience with both HUD and FHA’s loan process and it was true! He knew all the ins and out and was patient throughout the entire process. This was my first home and even though I had done tons of research, the HUD process was very intricate. I had tons of questions and whenever I emailed or called Bill, he was readily available and willing to explain what may be considered the simplest of concepts. He stayed on the phone with me for hours while I took notes about the mortgage and underwriter process. Unfortunately, due to the current market, it was a little difficult to find a home to purchase and rennovate with so many cash buyers out there. Bill was able to quickly identify other purchasing options for me such as FHA with 3.5 % down or conventional putting 5-20% down. This was my 4th home purchase so I have dealt with several other mortgage companies previously; however, Bill was definitely the most personable and helpful person I had the pleasure of working with. Even at the last moment he was also able to identify another means of lowering my interest rate. I highly recommend Bill and his excellent team for any loan type.

Our dream home came on the market after a sale fell through from someone else. The selling agent was calling back all the folks who contacted her over the 30 days it was under pending. We went the day we got the call getting there at 7:45pm and left at almost 10pm. Some another couple the selling agent called was walking through just 15-20 minuets after us. I was sure they were gonna place an offer. Based on their questions. We contacted Bill via email because it was respectfully to late to call. He called us back within 10 minutes. He was up late due to his daughter being sick that day and he was catching up on his work. We got pre-approved within the hour and made an offer at midnight on the home. The other couple that saw the home did too. We had better hand money and a stronger offer so we got the sale. Bill worked with us throughout the sale explaining all the ins and outs. He got back to us promptly and his team was always moving forward. They even found a 200yr old problem. Our home was registered with the county as one address and the Boro had a different address.
