Doug - thank YOU. Coming from someone who has worked with as many lenders as you have, this means a LOT.
An agent shouldn't have to call the lender to find out where a file stands, and a buyer shouldn't learn about a problem the week of closing. Most of what you described comes down to one habit: we tell people what's happening before they have to ask. Updates go out on a schedule, questions get answered the same day, and when something comes up in underwriting, we say so immediately and bring a plan with it. The hurdles are going to happen on some percentage of files no matter who the lender is. What you can control is whether anyone is surprised by them.
The other piece you named matters just as much. Taking the time upfront to understand what a client is actually trying to do, and then walking through the options in plain language, is what makes the rest of the process calm. Someone who understands their loan doesn't panic at the first unfamiliar document.
